LET’S TALK CLOSING FOR A MOMENT
Closing will be through a Licensed Florida Title Company;
Veterans Title, LLC in Flagler Beach.
We’ve already received Title Commitment as of 6/22/2026.
An Earnest Money Deposit has been made with that title company.
Our contract IS fully assignable without need for the owners permission since it is an ALL CASH TRANSACTION.
You will pay your own buyers side normal title charges by that company.
We’ll work on getting a Buyers Side Statement ASAP.
CLOSING will be on or before July 31, 2026, which is an advancement on the contract date because we’re not going to let someone bail on this seller at the last minute, which wouldn’t be good for them anyhow since our ASSIGNMENT FEE will be paid before closing, at the time we execute the Assignment, and will be non-refundable at that point.
